Yeah, you've either got a 100 Mbit link or a 2 pair link somewhere in the connection (100 BASE-TX will run over 2 pairs, but 1000 BASE-T needs 4 pairs). A Pi4 will happily hit full gigabit speed with iperf3, so a Pi5 should have no problem. Pi4 to a 2.5G PC NIC looks like this:
